February Denver Market : Will the bubble burst?

The recent tremendous growth in Denver real estate values is leading some to compare the current market to the 2007 real estate housing bubble.

But understanding the differences in the markets could make you a savvy investor instead of a hesitant one. There’s still plenty of room—even in this “seller’s market” to buy low and sell high—as long as you know where the smart investments are.

Pre-Bubble vs. Current Market for Denver: What’s Different?

  • Pre-Bubble: Buyer demand was driven largely by 100% financed, sub-prime loans
  • Current Market: Buyer demand is being driven by a growing population in Denver, coupled with buyer-friendly—but still fiscally responsible—low mortgage rates.
  • The credit industry is much more conservative, and more highly regulated, than it was in the late 90’s and early 2000’s.

Pre-Bubble vs. Current Denver Housing Markets: What’s the Same?

  • Record year-over-year growth in home prices
  • Buyer demand exceeds supply
  • Historically low days from listing to contract. Currently we are averaging about 50% of homes selling within the first 7 days.
  • The odds of a listing entering the market and resulting in a sale in the first 30 days is up from about 25% to nearly 60% in 2015 and climbing.

Just because the market growth resembles that of the pre-bubble era, doesn’t mean we should all prepare for the bubble to burst or the fall to sky. Very natural economic factors are fueling the market such as job creation and migration into Denver. As long as you have the right real estate agent on your side, you can find a home that will continue to appreciate and will be a wonderful investment for years to come.
